PROJECT DESCRIPTION
University House will be a consortium of universities sharing a single state of the art facility. There are single room suites and double room suites, all of which have kitchens and bathrooms. The universities will be able to secure housing designed, operated and managed for students at affordable rents with amenities not found in apartment buildings or hotels.

This safe and affordable residence hall will provide beautiful views of Tompkins Square Park to the west and the East River to the east providing sun drenched living spaces for all its inhabitants.

RENT
Our financing requires a short-term commitment of market rent for each bed. Rent is based on a gross lease with all expenses paid by the building owner including connection and monthly charges for cable, phone, high speed data, electric costs, and all amenities.

SECURITY AND SAFETY
Students who live at University House will have access through the lobby via a hand scanner. Visitors must check in at security with photo identification and must be signed in by the resident they are visiting. The building will be equipped with video camera surveillance in the common areas. In addition, the building will be protected by 24-hour security personnel. The fire alarm and safety equipment will exceed all governmental code requirements.

All suites have central heating and central air-conditioning, live hook up for cable, phone line, and high-speed data connected to the college intranet system and Internet, all included in the rent. Appliances include refrigerator, electric stove, electric oven and outlet for microwave oven.

NEIGHBORHOOD
In addition to the restored Tompkins Square Park the neighborhood has many popular and affordable cafes, restaurants, bars and coffee houses. A brand new Associated Supermarket and a New York City Police Station are just a block and a half away at 8th Street and Avenue C. The New York City Public Library is around the corner on 10th Street between Avenue A and Avenue B.

TRANSPORTATION
The 8, 9 and 21 Bus are steps away from the property and go crosstown, uptown, downtown and to the subways.

The subways are just a short walk away at either 1st Avenue & 14th Street, Astor Place, or Union Square. These subway stations access the 1, 2, 3, 4, 5, 6, 9, A, B, C, D, E, F, G, J, L, M, N, Q, R, and Z lines.
