As Investors (30+ years) we prefer to be the Principal on a deal or bring in a co-general partner. However, we are open to being limited partner investors as well for select opportunities. Preferred property types are multi family, retail, single tenant/net lease, medical, industrial and residential development.
Preferred locations: Miami metro area including Dade, Broward and Palm Beach counties, Orlando and Tampa in Florida, other southeastern states, northeast corridor from the Washington DC metro area to the Boston metro (including NYC & Philadelphia), and Los Angeles and Orange counties in California. Other areas will be looked at on a specific deal basis.
We prefer value added (below market leases, additional square feet to develop and redevelopment) commercial real estate properties and non performing loans to acquire, then turnaround (renovation/restructure capital stack) and stabilize the asset. We will look at doing new construction projects if we have a competitive advantage in the marketplace, ie: Joint Venture with the existing property owner, price or preleasing. Once stabilized, we will refinance and hold or sell the property. If we keep the property, the property management is transferred to the "best in field" Property Manager and SFC retains the Asset Management.
